landlord won't return partial deposit

i gave a landlord a partial deposit on an office space. i signed the lease but never moved in or gave him the rest of the deposit. i noitified him before i was scheduled to move in and give him the remaining of the deposit that i changed my mind about his building , i just felt uneasy about doing business with him after talking to him a few times. i have repeatedly called him and left messages concerning our money, he has failed to call us back. i finally saw him somewhere and confronted him he told me to take him to court and i was in fault because i signed the lease that he insisted i sign before even giving any money to hold the office.
what recourse do i have? if any

You signed the lease, you are obligated to fulfill its terms. Having a feeling about a landlord is not a legal reason to break the lease

If the landlord hasnt sued you, and has not written any letters demanding money from you, then forget about the money, if you sue him he can countersue for every day you havnet paid the rent...so take the small loss now, or sue and possibly face a bigger loss.

So i hope you are not planning on going out tonight, you are going to need the money for a lawyer.
