What is the name of your state? nc
Mgt co took over in Feb this year. They did an inspection after 30 days - I gave a detailed list of problems on property. Septic tank overflow from Oct til now. Mgt co told us to contact health dept. Health dept will quarantine property in 72 hous. Is the mgt co responsible for renting another comparable property through end of lease? At same price?

When your city inspector comes ask her/him if you can have the septic tank pumped and reduce the amount of water going in to help keep pumpings down while repair order is wrote and sent out. If they are willing to do it that way they might still create a condemn date BUT there is possiblity they will a repair order that only gives management a short time to get repair done. what this will do is buy you more time while you prepare to move if you have to. Its possible that with alot of restraint, NO clothes washing and very fast showering and flushing only when you have to that the current septic system can still be worked on while you live there. One of the group homes at the firm i work for was able to keep its residents in place and didnt have to move anyone while a whole new septic system was installed. See this is just my opinion but either management is extremely stupid in telling you to call the health dept/city inspections OR they told you on purpose so that way they can hope for a fast condemn that will force you to have to move out. There is allways a possibility that your LL will still refuse to complete repairs once they get a work order. BUT you will have no idea if thats what they are trying to do until they actually refuse to comply, wich in some places is a HUGE mistake , in some places once a condemn order is written then the unit must be brought into complete NEW code compliance , wich can affect everything from heating to wiring , fire exits etc , it can be a very expensive route to go.

Owner refuses to comply with a city /county inspections order ? so ask for copy of the condemnation from the entity that did the inspection. showing that the home is not fit for human habitation and cannot be lived in . It is public information , Once you have that for your records then move.
