Loud Neighbors

California. I live in an apartment and my neighbors have loud parties and loud music whether it be from their home stereos or their car stereos. I have repeatedly told them to turn it down. But they don't listen. I reported them to the property management but all they do is post a warning on their door. I have called the police but they still play it loud. They drink beer outside which is against the rules in the contract. They have theatened me when I call the police on them. They have come to my door and peed on it and one guest picked up a shovel and chased me with it. Once I got back into my house and grab a bat he took off back to the party. I called the police but the people at the party said no one did anything like that and that I was lying. But my kids were there to witness it. I have repeatedly called the police on them for loud music during the day and late at night. Then today two of them came to my door and threatened that if I call the police on them again they will file harrassement charges on me. And if I want a war I'll have it. One of the tenants says he has the landlord on his side and no matter what I do they will not be evicted, instead I will. What do I do? I don't have the money to move or I would do it in a heartbeat. Please help.
My question is: How do I get the property management and the landlord to evict these rowdy neighbors since they haven't done anything about after 2 years of complaining and calling the cops?

You needed to start making a paper trail about 2 years ago. Contact the police and see if you can get a record of your complaints. Assuming you have a lease, send your landlord a letter, CRRR, demanding that he remedy the situation per the peaceful enjoyment clause in your lease. 99.99999% of the leases that landlords use have that clause.

Start a log and record what they did and when. Continue calling the police and tell the police that as soon as they leave, the neighbors are going to confront you and/or start trouble and resume the loud music and ask them to come back in 10-15 minutes.

I went to the property management and told them that if nothing was going to be done I would take it to court. They said they would deal with it. I then informed them that the police gave me a number to call for a specialist who works for the police who has knowledge of landlord/tenant laws. They asked who it was and I told them. They said they knew him and have worked with him before. I do have a paper trail going back 1 1/2 years and they said that would help. Once they get the reports of me calling in they will proceed with the eviction. They warned me that first they have to give the tenants a 30 day notice to vacate. If the tenants want to fight it (and I know they will) it may take another 60 to 90 days to get them out. Until then the police and property management told me to stay away from them and don't talk to them. If they come to my door don't answer it. My only worry is what kind of retaliation they will inflict upon me once they find out that they are getting evicted. Thanks for the repy it helped.
