My Landlord

My landlord has hired a property manager to handle the property now. The landlord allowed me to move in without the first and last month rent and also without a security deposit because the house needed a lot of work. We agreed to these terms because I paid for the things out of my own pocket. The landlord now wants first and last month rent and a security deposit. My lease expired the end of December and she has not given me another lease yet. Can she do this now? Can she now ask for this money after all the work I've put into this house?
