never got my security deposit. OREGON


i lived in this house for a year or so. 800 security deposit my landlord was kind of laid back. i-e didnt do anything, fix anything... or care much.
also didnt write receipts for rent payments.
but we did get a receipt for the deposit.
when we were moving out my roommate and i went thru great lengths to get the house back to tip top shape, he needed the money back for his next spot.
shampoo'd the carpets 2 times. repainted the walls white. including my room which was bright green and his which was decorated.
i pressure washed the driveway and garage floor. had a couple oil spills in there, and pressure washed the outside of the house.
while we were in the proccess of doing this i talked with the landlord asking. so if we do all of this and leave the house how we got it we get 100 % Of the deposit back righT>? he said yes. if it is in the condition yo ugot it in. it wasnt that nice when we got it... but!
so we did, i left the deposit getting to my other roommate he said he needed it.
a month or so later i found out he never got it.
never really was proactive about getting it either, so i called the landlord asking for it back.
he said bull **** bull ****!! you owe me money!!!
and i said why?
how?
he wouldnt produce any information over the phone... it was frustrating, it got to the point where i kept asking for proof or reason he just yelled more swore and hung up.
i called back
he didnt pick up
did it again and mentioned small claims court for settling the dispute, i file for 800$ he brings in receipts with before and after shots of damages and fixing and we will deduct it from the 800. and if its greater ill pay the difference.
or we can just settle without all that trouble and he can g ive me 400$ assuming there might have been some thigns he had to replace.
well he never called back, only called my other old roommate to complain about me.
i keep calling he doesnt pick up.
this landord was bad, we had a leaky toilet which caused over 150$ a month water bills for a while. he never really fixed it and it took him 2 months to do so.'
it was in the rental agreement he was supposed to take care of garbage and for the last couple months it would stay out there for a week or 2 and then he would come in his truck and take it. maybe 5 pickups in the last 2 months of living there.
also he was in charge of lawn care and he mowed the lawn once, after it got out of control i just started doing it myself. it looked like a meth house lawn!

i just want to know how to get my deposit back, it would be nice. then i can pay my outstanding water bill of 600$ dollars.
