New Purchase


Hi All;

Just purchased a six unit apt. building and have a few questions.

1) Several tenents are deadbeats and I want them out. Since I have no agreements with them (no leases from the previous owner, either) I feel that I'm under no obligation to have to rent to them. Is this true (western New York)

2) How long should I give them to vacate? I have no security deposits to hold over their heads so I want to keep them from trashing the place. Thought about going through their apt's with a camera before givig them notice. Any advise most welcome.

My response:

Do you mean to say, that you went into business by buying this apartment house, and you didn't even bother to read, or understand, the New York landlord / tenant laws?

When are you going to buy a Boeing 767? You may as well buy one, despite the fact that you know nothing about flying one.

Even though you've "put the cart before the horse" on this one, you might walk to your nearest, and larger, bookstore to buy a book on L / T laws for New York, and start studying - - because your questions that you have posed here are not going to be the only questions you're going to have. Additionally, make sure you buy an updated book on the subject each and every year that you own the apartments.

Good luck to you. You're going to need it.

Thanks for your response and I'm sorry I didn't explain my situation completely, I was trying to be brief.
I bought this building for a VERY resonable price, the owner had passed away and his only heir wanted to unload it as fast as possible. I don't take possesion until March first and I have already ordered several books on this subject, searched all over the internet for whatever sights that could help and have been staying up late trying to learn all I can. Any recomendations as to what other reading materials would be helpfull?
I've owned a two apt. building for two years now and have had good success(luck?) with it. I would appreciate any suggestions.

My response:

Well, then you've either got, or are going to receive, everything you'll need to read, know and understand. Your questions, and more, will be answered in the books you read - - which will also have references to the applicable laws.

You need to to the "professional Landlord" website....www.mrlandlord.com - check the Q&A. Lots of "real"landlords from all over will be more than happy to answer your questions without belittling or judgement.

We all started somewhere and in most of our cases, someone helped us....we are willing to help newbies...
