no security deposit, am i getting screwed??


What is the name of your state? florida

I moved in to this house 2 years ago, the house was in such bad shape (dirty, walls different colors, screwy wiring, etc. ) the landlord said that if we painted the interior & replaced electrical outlets that he wouldn't make us give him a security deposit. One first & last rent. I gave over a months notice. The house is still in bad shape, but the walls are white & all electrical outlets work, not to mention other stuff that was fixed. Now that I am moving, I want to make sure that he can't charge me just because the house is not in good condition. Please help?????

Has he mentioned he will? Did you do a walk thru and document?... this was all oral I assume.. Did you add to the damage?

he/she said/you said ( verbal ) . Nothing in writing ?

Never had the Build. Inspector there for reports > No proof ( receipts ) of improvements ? Pictures to co-oberate your assertions ?

If none of the above , you really have NO protection .

Did you get anything in writing that stated about condition when you moved in, or the paint and electric deal?

it was verbal


the painting & all was not written in my lease (for the 1st year) after that he didn't give me another, just said it was month to month. All the fixing wasn't in the lease but the fact that he didn't charge me a security deposit is there. I only paid first & last thats it. The condition of the house is about the same, but the appearance is better. When i moved each wall was different colors, (red, blue, green, etc.). Landlord said that if he painted & stuff that he would have to get a security deposit.
