I am a resident in North Carolina. I want to know if it is required to put a roommate on a lease with a landlord if they are paying part of rent and utilities. Also, when are conditions considered "unhabitable" and "unsanitary".? Such as, if the water is shut for 12 hours, is that considered "unsanitary" and "uninhabitable"?

if you put a roomate on a lease they are legally obligated to pay the rent till it expires, and they can try and get someone to rent their room as long as you approve, but if you refuse to get another roomate then YOU could owe ALL of the rent.

Downside, if you dont get along, the landlord will make YOU BOTH choose who is to leave. The landlord doesnt care as long as the rent is paid.

Same with a lease renewal, so having a roomate on a month to month lease is probaly easier since YOU can decide if the lease is renewed or YOU can decide to evict the roomate if you dont get along.

But you will have to learn about court procedures in order to evcit.

And water out for 12 hours is NOTHING...but 12 hours Every DAY... or for 12 days..yes that could be a breech of the lease by the landlord....... unless their is extenuating circumstances, like the city is digging up the pipes and you just had a 2 foot snowfall.
