What is the name of your state (only U.S. law)? California

In short:
1. Section in lease contract under TENANT OBLIGATIONS, states "Please schedule a 30 day pre-inspection before your move out date".
2. Apparently, CA cc 1950.5 says: (f) (1) Within a reasonable time after notification of either party's intention to terminate the tenancy, or before the end of the lease term, the landlord shall notify the tenant in writing of his or her option to request an initial inspection and of his or her right to be present at the inspection.
3. Can Tenant really sue Landlord for not providing that notice AFTER the Termination of Tenancy Notice, even though it states they have that right in the contract?

Are you the landlord or the tenant?

If you are the tenant, did you schedule a 30-day pre-inspection before your move out date? That, according to the lease, would have been your obligation as a tenant.
