My landlord put off prparing lease with a verbal agreement,now that we are in the premises she has changed terms and wants lease signed. What do we do? What can we do?

Don't sign the written lease if you do not agree.

You will probably be considered as a month-to-month renter with a verbal agreement, and the landlord can give you notice to terminate your tenancy, with maybe 30 days notice (check your state laws).
