Please help...What is the name of your state?I'm in Las Vegas Nevada. My apartments were just bought out by a different company that is converting them to condominiums. I Recieved this notice on my door: VALENCIA NOTICE TO TENANTS OF INTENTION TO CONVERT TO CONDOMINIUMS NRS 116.4112 CONVERTED BUILDINGS The following written 120 days notice to tenants of intention to convert to condominiums in accordance with NRS 116.4112 CONVERTED BUILDINGS is provided to each tenant as follows: To Grant V******* #### E. ***** Avenue, Unit # *** Las Vegas, NV 89119 The Owner of the following described real property: "Being a part of the Vila De Mission Condominiums, as shown on the plat in book ##, of plats, page ##, and being a part of the Southwest Quarter (SW 1/4) os Section ##, Township ## South, Range ## East, M.D.M., Clark County, Nevada." (commonly known as Valencia) hereby provides 120 days written notice to convert prior to termination of tenancy due to the conversion or proposed conversion to condominiums of the real property described herein. You are hereby advised of the following: 1. For 60 days after delivery or mailing of this Notice, the Owners hereby offer to convey to you, the tenants, the unit described in this Notice to Tenants. If you fail to purchase this Unit, the Owners will not offer to dispose of an interest in this Unit during the following 180 days at a price or on terms more favorable to the offeree than the price or terms offered to the tenant. Due to the phrase "hereby provides 120 days written notice to convert prior to termination of tenancy due to the conversion or proposed conversion to condominiums of the real property described herein." I thought that this meant that i had to leave in 120 days. So i went and found a new apartment and am already to move in and went and informed the new landlord that this is my last month and she said that i have to pay a lease termination fee equal to one months rent. This is per my lease contract i signed. However, this is only if i break the contract. But, to me, it seems that they broke the lease saying that it will be terminated in 120 days. I'm currently arguing with with the new landlord and am not sure weither i should seek legal help. Please any advice is welcome and appreciated Last edited by Grntv; 10-07-2005 at 12:23 PM. |

| they didnt evict you, they offered you first dibs on buying a condo. as far as moving out early, in doing so you ARE breaking the contract, and a 1 time 1 month's rent fee is a pretty good deal, because they could make you pay for the whole time it takes to find a replacement tenant. |

**A: L is correct. If you vacate anytime prior to the end of your lease in April, you would be in default. |
