please i need help, at wits end


What is the name of your state? oregon
thanx in advance. i have a contract on a building, went to work and the place was locked up.can a landlord lock you out, without giving you any notice of intent, without any notice of any kind. thank you,

You're having a building whacked? Are you a mobster or something...

Since you do not mention paying rent, we'll assume you haven't been doing it and were evicted then?

More details are needed before any kind of opinion can be offered.

If there was not a shred of communication from LL, you weren't breaking any laws or local ordinances in the building, and you were up to date on your rent - No, he can't just lock you out. That is how it goes in Pa residential tenant situations. Since you're a commercial tenant in another state, it's hard to say.

Do you have a lawyer? If not, you may want one. You're probably suffering a loss of revenue from not being able to access your working space, and THAT could very well land your LL in hot water.

at wits end


in the begining, the owner called me and asked if i would lease the building he said there would be no rent becouse there were much repairs needed,when we go to the contract there was a part that said i needed to give him a small monthly payment untill i geyt it open 2 months go by nothing said about rent.yesterday i go there as normal to work on it. the doors are locked. i told the LL i was in process of getting more money and would be able to pay his rent soon. never was this a problem, i think he owes someone and is getting alot of pressure, so now he puts the pressure on me. all i need to know is can he lock me out without giving me any notice or chance to pay balance due. i can not afford to hire an attorney yet. this has taken all our savings to get his building up to snuff. now he has all my equipment locked up.

Of course he can lock you out. Whether or not it is legal is another question.

your inability to contact an attorney who can review the contract and the entire situation is not something that is helping. Go see an attorney for an initial consultation. It's usually free.
