Hello all, we own and rent a property in the state of Maryland. The tenant has resided there nine months on a month to month agreement. We have rented this property for far below market value. We must increase the rent 25% to get it in line with market value and at a comfortable point. We will provide more than the 30 days notice that I believe is required in Md.

Questions are…….
1. Do we send a letter via certified mail, return receipt?
2. Do we send an amendment to the lease and request a signature and copy return?
3. Is a 25% increase allowed in Maryland?What is the name of your state (only U.S. law)?

Go ahead and send it via proof , and one reg. mail delivery . Same Date.

Maryland state law has no rent control provisions, although local jurisdictions may have rent control laws.

Rent Increases or Other Changes in Terms

If you wish to continue renting, be sure you know whether any of the terms of the lease will change. If your lease has an automatic renewal clause, the landlord must notify you of a rent increase or any other change with enough notice for you to decide whether you want to renew or not. If your lease does not automatically renew, be sure to thoroughly read the new lease you will sign. It is a new contract between you and the landlord and any of the terms may be different from the terms in your original lease.

Be ready for an empty apartment and refit costs. Raising a tenant's rent by 25 percent is a sure fire way to get them to move.

I agree, better to do it in increments. 10% now and 15 % during the winter months. Hand it to the tenants and have them sign your copy showing that they have received the notice.

Hire a professional property manager to manage your property...better than loosing one month rent when your current residents MOVE
