What is the name of your state (only U.S. law)? Ohio
Hi, I am in a joint and several basis lease with one other person and a cosigner. There was a clause that stated that the tenant must give 60 days notice upon vacating and it is a 1 year lease. The lessor is charging prorated rent and stated that they will have creditors deal with it if the amount is not paid. One of the tenants did not pay last month rent. The lease is not notarized. Is it legal for them to do this? It has been almost a year since the lease expired.

You all owe rent through 60 days from the date you notified the LL (in writing) that you were moving.
