rent with option to buy lease


What is the name of your state?new york
i rented a house in 1995 with rent with the option to buy
the lease was for 1 year
i renewed the lease in 1996 for another year
the renewed lease stated "any and all conditions signed on original lease agreed by both sided, hereafter."
the landlord quoted me a price of $240,000 for the house and 10% of my rent woulkd go towards the downpayment
during the second year in the house i told the landlord i was ready to buy, and he raised the price to $380,000 putting it out of my price range
i stayed in the house until feb. 2002
is there anyway i can still buy that house?

thanx for the speedy reply
i can easily pay the $380K now, but
i haven't spoken to that landlord in almost 3 years now
and after reviewing the lease, i cannot find in writing the price , or the downpayment terms agreed to anywhere
the prices in my area have gone up considerably in the last 2-3 years
please tell me what steps to take to move forward, and if think i really have a chance of purchasing this house
any help at all would be great

**A: if you can't find anything in writing then you have no option to purchase.
