Is having a boarder instead of a tenant more attractive to buyers of a building? I read that tenant laws do not apply to boarders where they share the dwelling with the landlord. Basically it is a lot easier to ask a board to leave instead of a tenant.

We have a building that we are entertaining the idea of selling but need rental income. We are worried about the property will not selling well if we have a residential tenant in the property due to tenant laws and rent control issues.

This will be fully disclosed to the tenant at a discounted rent rate so it will be part of the contract.

You can't just decide that someone is a "lodger" (not a boarder) vs. a tenant.
