My tenant's lease is up at the end of October. She informed me a month ago that she needed to break the lease ASAP so I found a new renter who will move in August 1st. Only two weeks time between tenants.....
My question is in regards to the deposit the original tenant paid. Is she entitled to any of it since she is breaking the lease? (Besides any damage that may have been done)

You're not losing any rent, so the only things you can withhold funds for would be actual damage to the apartment and any additional advertising costs you incurred in order to find the new tenant. |

| | | Yes, you can only keep the deposit for actual damages. You have not lost any rent. If your new renter backs out, then you deduct from the SD the lost rent. Hold on the the SD up till the state allowable period or until the new tenant moves in.
