Sure, all you have to lose is the filing fee. But I really don't see you have much of a case. The landlord is NOT responsible to prevent breakins. That's like saying it's the police's job to prevent crime (it's not). Yes, he should have done the repair, but I really don't think a judge is going to make him buy you a new big-screen because of a little thing like that. Especially when you didn't care about your belongings enough to insure them. Renters insurance is $10-25/month, anyone can afford it and no one can afford NOT to have it.

sure but iam pretty sure the insurance company would take some action against the landlord for not keeping the premises secure by providing locks.

anyway i just got a phone call from the police they have the suspect in custody.

I'm not going to look back through to see if this point has been made before, so if it has ... well, deal with it.

If you sue your landlord, you had best be looking for another place to live. If you over step your lease at all, you could be out on your butt. And you can pretty much bet that your lease will not be renewed.

Forget suing. i had a suspect that admitted doing the crime to a friend over the phone and she has is recorded. the guy is in custody (minor) he's parents will have to pay the demages. thanks for you help guys i appreciate it. it would have been a hard case to win so this makes things a lot easier.

they got tipped off by the neighbor that the window was broken and thats how they got in. they wouldn't have gotten in if it was locked. so i could have sued the ll as well.

Nobody said you couldn't sue the LL. Just that you weren't going to be successful
