What is the name of your state? MA

What happens with the remaining amount due for the rest of the lease? Can the landlord sue the estate of the deceased for the remaining months' rent? Is the estate entitled to the security deposit back (assuming there are no other reasons why the security would be withheld)?

You need to talk to your atty about contacting the tenants family members or how to proceed following your states laws on getting legal possession of the rental unit and then as soon as its empty start finding a new tenant. HAS any family member or a atty representing the deceased been in contact with you ?

Estate owes rent until new tenants are found and property is re-rented.

Estate needs to remove deceased tenant's belongings ASAP so you can clean and refurbish...no deposit is returned since the lease is still ongoing.
