Transferring lease by adding then removing


What is the name of your state? Maryland

I had posted here before about problems with my LL in breaking my lease. After reaching an agreement with them of losing my security deposit they don't seem to even push this forward. I tried to transfer the lease to somebody else but they claimed they don't do that anymore despite the fact they've been doing that for a long time. I was wondering if I can add some person to my lease, and then later remove myself from my lease and that would effectively work as a transfer of lease. In that case the LL doesn't lose any rent and I don't lose my whole security deposit since the future tenant will receive it at their proper termination of the lease and they can reimburse me. Is that possible? Is there anything against it other than the regular credit and background checks of the person added to the lease? Are there any problems I should be aware of? The contract doesn't mention anything about transfer or adding persons to the lease. It only talks about subletting and that it has to be with the approval of the management. I believe this case is unrelated to subletting. I also believe that they cannot arbitrarily reject the person added to the lease and that they have to have good reasons on their basis of rejection and they have to send it in writing. I'm also wondering if there are any restrictions against removing myself from the lease.

I also wonder if there are certain forms for my written request to add somebody to the lease or to remove myself. Is there certain information I need to include in these letters?

Yes, you can do that... as long as the landlord agrees to your 'add'.. and then also agrees to your 'removal'... and also agrees to waive your continued lease obligation.
