Vacate date


what is the name of your state? MD
we gave joe and lisa a break and signed a three month lease with 10 days prorated rent in sept 2002, and it then went month to month. the lease required a 45 day notice to terminate and on jan 22, 2003 they wrote they would end the lease on march 18 to move into their new home. 55 days from vacate date, but only 37 days from the rent due date. things would have been fine but we find that the east coast blizzard has kept our prospects from finding our house for rent. now that we are facing an empty house in april we want to enforce the lease to require 45 day notice or at least pay rent through the whole month. joe got mad when we told them this and says we blindsided him at this late date. he could have made his vacate date the end of feb if he knew earlier we would require a whole month occupancy. since joe is a lawyer i am worried he may push and shove me into whatever he wants. i would like to keep this civil and even split the cost of the remaining days of march. i am wondering if i have to get counsel to resolve this. your advice will be appreciated.

Geez **************

Get off you butt today and start advertising for new tenants, so what about the blizzard you still have 3 weeks to find new tenants.

Why cant you be nice, and wish them well in their new home instead of being a jerk.
