when we moved into the townhouse we are renting, our lease said that their is parking for 2 cars. there are 3 of us living here, when we asked, we were told that there is plenty of extra parking, but it may not be close to our unit. walking was fine with us so we didn't think twice about it and didnt' bother to have the lease changed. this is not the case. we just recieved a letter that said per the condo association, we are only allowed 1 space and another if it is available and under no curcumstances 3 cars. are there any grounds to get out of our lease.

This is not your concern, you have a valid lease that states 2 cars, if the landlord wishes to change it, then you could ask for the lease to be termnated, with no penalties.

The condo association has no control over you, only the owner, they will force the owner to pay extra, or maybe offer you lower rent for only one space.

You have a valid lease so park two cars until futher notice from the owner.
