Our tenant in Missouri went out of town for Christmas. A relative checking on the house discovered a frozen pipe had broken and water had been flooding the house for a couple of days causing serious damage. The tenant's renters insurance is paying for them to stay in a motel but has told them not to move their damaged furniture out until he has been there to inspect the damage and he can't seem to find the time to get out there. We can't get the necessary repairs made, replacing the carpet and repairing the walls until they get their belongings out, everything was ruined. Should we prorate their rent for this month? Would their insurance have any responsibility for their rent since they seem to be so slow? We're going to be out our deductible plus the pipe repairs and rent too? They claim they left the heat on.
