What if I stop paying rent?

What is the name of your state? New Jersey

We own a trailer-mobile home in a land lease community. WE've been trying to sell it for almost three years. We have had many offers but the individuals NEVER pass the credit check with the park office. I want out, but see no alternative. If I simply stopped paying the rent, what would I be held responsible for? What would that process be? I have little assets so they can't take anything from me. Or is bankruptsy a better alternative? Or is there another choice that I am over looking? We do currently have a letter to the park stating that we are willing to sign the title over for no fee in exchange for being set free of the rent/lease. Pending that I'm not sure what to do? Any help is greatly appreciated!

aw jees

Mobile home law is so not regulated.. but an eviction can be bad berry berry bad.
You need to know if you just want to sign over the home to them if you have the title.
If I remember you right ( sorry if I do not) you can't get them to approve anyone because of some animosity,
But it can get ahold of your credit... you need someone on your side my friend.
