Question

What to put in a lease?


What is the name of your state? Illinois!
Hi, I am a landlord since last month and therefore totally new to the game. I have selected a new tenant for a totally rehabbed nice 4 bedroom, in a 2 unit building. I was wondering, if anybody can give any tips what to put in the lease to be on the save side?
I do not want to put hundreds of restrictions on that family, but still make sure that they cannot rip that place apart as they please.
I appreciate any feedback.

Go see an Illinois attorney who specializes in Landlord/Tenant law. What is allowable in one state isn't necessarily in another. Landlording is a very high-risk, high-liability business, and an ounce of prevention is worth many, many pounds of cure.
