Question

I had a tenant with no lease,, she gave me a security deposit when she moved in but right now the place is very filthy ,,, when you walk in that is all you smell is garbage,the carpet has huge stains on it and needs replaced , my question is who do I call to verify this to use her deposit for cleanup,, I mean it needs fumigated,,or since there was no lease do I loose out??? I am not sure so if you could kindly help answer this question thankyou very much

HA HA.. I hope you learn your lesson from this...always have a lease. It protects both parties.

Guess you have to start learning about how America works...got to the court house and see how to start eviction proceedings, how to inspect your property, and spend the time necessary to be a real landlord.

"mary hartman" (aka dj, aka dj1) is behaving like his usual stupid self. He doesn't know what he is talking about.

You have to check your local state laws, but the tenant is probably responsible regardless of whether or not there is a signed lease agreement. The very fact that they lived in your apartment and paid you rent makes them tenants, and written or implied, they are there because of a rental agreement.

Check your local laws about tenant responsibility for keeping the premises clean. I doubt that the responsibility depends on the text of the agreement.
