We are a married couple that lives in Arizona. My credit and income are perfect and I qualify for a mortgage solo. My wife has defaulted on her student loans and is currently getting garnished by the federal government. We are looking to buy a house. With community property, is she required to be on the title, and is this possible if she is getting sued by the government? Will her garnishment prevent us from buying a house? We do not need her income to qualify for a mortgage.
