Dad should seek out a competent lawyer. There are very good reasons for both him and the daughters that he should not just give away property while alive. It could disqualify him from receiving medicaid services. If he ever needed the money, he's not guaranteed to be able to take it back. Even a partial share ownership with someone not 65, also disqualifies you from reverse mortgages. Further, for the daughters, they will take over the dad's (presumbably low) basis on the property which would greatly increase their tax burden as opposed to inheriting it from him when he dies (which will step up the basis).
