who gets the proceeds from home sale?

What is the name of your state? What is the name of your state? NJ

Engaged to be married and he dumped her right before the wedding. Had been living together for several years in house that was in her name only, financing in her name only (he can't get credit.) House had been sold before the split (with intention of buying new house), but the closing of the sale occured after the split. She paid the entire down payment, but he paid the mortgage. However, she turned all of her paychecks (considerably smaller than his and not enough to cover the mortgage) over to him and was given "spending money." After the split, he stayed in the house, signed a renters agreement and continued to pay the mortgage until just prior to the closing of the sale. Is he entitled to any proceeds in sale of house?

Q: Is he entitled to any proceeds in sale of house?

A: Yes, if (big word) she gives him a share OR a court judgment gives him a share.

The parties in title are entitled to the proceeds.
