2 months behind

What is the name of your state? Florida
My situations is, i am late on my mortgage for 2 months due to a financial problems. I have like 30k on equity but unable to use it due to my credit score, it has dropped to the middle 400's for not making the mortgage and credit card payments. I tried almost about everything and am having no luck, i even try negociating with the lender and got no mercy. Can anyone advise me what can i do to keep my home or is it too late for me and my family. Thanks in advance for all your help guys.

p.s i am able to make one payment but will still be behind one month untill the 15th when it goes back to 2 months late again. What is the name of your state?

Ask if they will take the 2 late payments and spread those out over the next 6 months (they will probably try to negotiate that but stick firm if you can) and allow you to make that payment, 1/6 th of the total past due, plus your regular monthly payment.

If this is only a short time fix and you haven't the means to keep it up then you need to sell the house and find a place to live.
