Agreement reached out of court.

What is the name of your state (only U.S. law)? Washington
In Oct 2008 we settled our case out of court and agreed the defendant would pay the balance of the 2nd mortgage of 18,500.00 when she could get her refinance done but no later than the 20th of August 2009. She was also suppose to put in her own well by Oct 1st, which she never did. In return she would get 3 acres out of 10. Until she could get her refinance done she was to pay half the payment of 250.00 a month and then pay us back for the rest of the payments we have made. Now it is Oct. 2009, she hasn't paid a dime and is now moving out. Our lawyer has called her lawyer but he won't return his calls. She owns a triple wide trailer that she is letting the bank take back. My question is, how do we get the trailer off the property if we don't know who has her mortgage, how long does the mortgage company have to remove it, and how do we get her name off the deed? Thanks for your help.
