What is the name of your state (only U.S. law)? Texas

I am divorced and my ex deeded me the house.
I called Wells Fargo and they advised me I need to refinance.
All I want is to remove his name. I dont want any money back - just remove his name. I hear about assumptions, quick deeds, release of liabillity. Where can I go with this?

Also, I have an FHA loan. My credit is not very good.

I called a WF branch and they tell me that I need $400 for the application.
This fee is non-refundable. Even if I don't qualify - I am out $400.00!

Any help would be great.

**A: the lender is correct. You need to refinance.
