Anti deficiency laws

Regarding California

Three questions on anti-deficiency laws

1) If you do a total refinance is that still considered "Purchase Money?"

2) If you lose your home through a landslide (not declared Federal Disaster), does this law protect you from paying off the mortgage?

3) How does all this affect your credit?
