What is the name of your state? Mississippi

I signed with my mother on a loan in 2005 for repairs on her home obtained by Hurricane Katrina. The loan had to be secured with insurance. She passed in January 2006. The home was left to me in her will. The house has been vacant since that time and in the last year has been vandalised. When I contacted the insurance company to file a claim, I was told that if the house is vacant for over 30 days I could not file a claim. What are my options for the loan and the insurance company? I would like to keep the house.
