Consequences of foreclosure


What is the name of your state? Texas

My story is kind of long, but here goes. In 1997 I financed a mobile home for my sister. In 2001, she assumed the loan from me and we thought that the my name was clear. Although Greentree assured me that my name was not on the loan anymore, they kept me financially responsible, even though my name is not on the title, and I could not even call to get info on the loan. They did this by making me sign paperwork stating that I was giving Greentree the right to act on my behalf, then with the new contract where I was supposed to sign off, they printed that I had given them authorization. Also in the contract was an 'X' saying that the previous owner was still responsible. I saw this after the fact of course, I did not realize until almost a year later that it was still in my name. Anyways, that was my fault because I trusted them and did not read all the paperwork. But that's just the background to my question.

In 2004, my sister moved out of the home, but she found someone from her boyfriends family to move in and pay rent. Then in 2005 she passed away(only 33, very sad). So that left me with the home that could still affect my credit and the renters. The renters are very unreliable, I have to constantly stay on them to make payments. But they are usually late and they even owe me some money. So now I am just ready to let the thing go. If they foreclose on it fine. I own my own home, two cars, the wife would still have her own credit. If I did let it go, obviously they would report to the credit bureau, sell the home to get some money out of it, and hold me responsible for the rest ( which I cannot pay). What else can they do? Can they garnish wages? Please ask if you need clarification on something, thanks.
