cosigners

What is the name of your state (only U.S. law)? new york
my boyfriend cosigned a mortgage with another person. she moved out more than a year ago (they both lived there together). he hadn't heard from her until today. her boyfriend has decided that he wants to lay claim to the property. my boyfriend has almost fully paid off the mortgage without her help. does she have a claim to this property? if so, what should he do?
