Credit Score After Quitclaim/Refi?

What is the name of your state? Va. I have been seperated from exwife for three years and was "given" the house. I want to refi the mortgage in my name only and have her quitclaimed off the deed. She wants no part of it, but is worried that her credit will suffer. If we went this route, wouldnt the new loan pay off the jointly financed one, and relieve her of all debt? Am I off base thinking that this would make her credit soar? Im worried about her current financial stability and can just picture the property littered with liens in a few years. Anything that makes the process more attractive would help. Thanks in advance for any input.

"Given" by whom?

Were you also given the equity that might be in the house or at refi or sell is he/she entitled to a share of that equity?

You could buy him/her (to lazy to go back and see which) out of their equity if there is any.

And what does any legal document say about the refi or sell of the house?
