foreclosure and estate issue


What is the name of your state? PA

My sister's house is going into foreclosure. I received a legal notice because it is 'believed' that I am 1/4 owner of this property. My name does not appear on the deed or the mortgage. However, my deceased mother's name is on both. It was her intention that the property go to my sister. Unfortunately, the deed did not specify right of survivorship. Her will stated that everything be divided between my sister and I equally. I have two concerns - financial responsibility and my credit. Can they come after me for money owed and if the house forecloses can this have a negative impact on my credit? I've never lived in this house nor had any financial responsibility for it. I am being told that that they need to notify me because I have an 'interest' in the property and that I have no financial responsibility. I am looking for verification of this. They gave me 20 days and a week has passed already -the clock is ticking. Any insight would be appreciated. Thanks!What is the name of your state?

FYI - Lawyer for the bank says a Quick Claim Deed is what is needed to remove me from the action.

The word is "quit claim deed".

Foreclosure actions are sent to all the interested parties: all the owners (and technically you are) and all the lien holders just to make sure that everybody has a chance to defend their interests.

If you really wish to give up interest in the property, quit claim it TO YOUR SISTER. Be wary if anybody else is listed as the grantee.
