What is the name of your state? Colorado
I am a co borrower on my mom's house. I lived with her when she bought the house I have moved out and need to take my name off the house. I was told the only way to do that is if she refinances the house or sells it. She will not do either one so I need some advice on the steps I can take to get my name off the house. Pleas Help me.What is the name of your state?

She can sell it, or she can refinance it. Or you can file an expensive partition lawsuit.

On Mortgage, but not title???

You mention being a co-borrower, but you do not mention being on the title to the home.
Are you on the mortgage, but not the deed/title to the home? If this is the case, you're in a pretty bad situation, since you're not legally entitled to any of the money when she sells the house, but you have agreed to bear the financial burden that comes with the mortgage!

Just pray to all things holy she keeps paying that mortgage or your credit is gonna get screwed!!

suit to partition. the court will force a sale or refinance to split the home up.

It would be cheaper if mom would simply do this on her own. There will be court (and possibly attorneys) fees if you have to go this route.
