help?!

this is crazy. I can se light art the end of this tunnel, but can't find any dept etc.. to even speak with! o.k. very condensed.. I sold my home was tralked into a land contract. it went bad. he did this huge addition too. but no permits. so NOW it is worth alot less. I can get it all permitted. o.k. by late spring, then it will be worth over what I owe... I cannot afford to make the mtg now. I have talked to collection, and loan mod. dept. they say there is no one else to talk to, (citi mtg, too big corporate), they cannot offer me squat. I explained how if it gets sold at a sherrif's sale, it will go cheap, yes they can then garnish me etc.. but that all sounds real extreme if this can be worked out! I see a win win situation, just need some time. I have heard of forbearances, interest only pmts. etc.. who do I talk to? any ideas AT ALL are appreciated! dan
