Question

help! do renters have ANY rights? i am renting a house in FORECLOSURE!!!

What is the name of your state (only U.S. law)? OKlahoma.
PLEASE HELP! I am renting a home that is in foreclosure. I just found this out. Do I have to keep sending rent? I have to move now and there are SO many expenses that I must now incur. I would NOT be moving if the home was not in foreclosure. This is so stressful! We have children and this has been very upsetting to our family. PLEASE HELP!!!!!

Your lease, if you had one, is wiped out. You are now considered a month-to-month tenant and they must comply with the notice / eviction procedures. Oklahoma isn't very friendly towards tenants in such situations. You may be able to negotiate "cash for keys" where if you get out in an orderly and timely fashion they may kick in some cash incentive. The other option is that whoever bought the property would be willing to have a tenant who keeps the place up and presentable while they consider resale.

Contact the foreclosing lender through their FC attorney would be easiest, the attorney will know who the REO coordinator is at their client company) and see if they will make a deal to sell it to you so you can stay. It saves them the cost and time of eviction and it cuts their marketing time. I know that some banks who own reos here will offer up to 100% financing to qualified buyers and finance the sale of their own properties..
