HELP! Is this legal?


What is the name of your state (only U.S. law)? New York

I live in a trailer park and pay my lot rent & mortgage to the same place. I owe $1000 on my mortgage and had worked out a vebal agreement with them just last Friday but today recieve the following letter on bright orange paper....

URGENT NOTICE - JULY 16, 2008
You are behind on your home loan. Pay now to avoid legal action.

It is the intention of Beacon Capital Company to proceed with the repossession proceedings for your removal based on non-payment. If the loan payments are paid in full, the proceedings will be halted. A bill is attached and must be paid in 5 days.

Other wise, as was done TODAY to two other non-paying Beacon Capital customers, your home will be padlocked by a repossession company and you will be locked out until either payment is recieved or you make arrangements to remove your belongings.

Is that legal??? I can pay within 30 days but only 5? My husband just got laid off this week!
PLEASE HELP!!!!What is the name of your state (only U.S. law)?

Probably. Trailers (manufactured homes) are not houses. You most likely do not have a mortgage but something more along the lines of a car loan. You don't pay, you get repo'd. Repo man never sleeps.

$1000 shouldn't be that hard to drum up. For that amount of $ its not worth it to get repossessed. Get on the phone and start making calls to family and friends and see if they are willing to loan you the $. Then pay them in the 30 days you said you would've been able to pay the mortgage.

If you have no friends and family do you have credit cards? Do a cash advance. Its not worth losing your "home."

That letter may have been processed before your verbal agreement. Call the person you talked to and find out.
