Home Property Lien

What is the name of your state? Texas

My fiancée was attempting to obtain a home equity loan and was told there was a lien on her property. The amount of the lien is not a large amount, but she would like to clear it up and says there should not be any liens on the property. From the research we’ve done the person who placed this lien also placed a liens on persons that have a similar names on their properties in our region. Her name is common in our area and I guess this person wanted to cover all bases. This is obviously wrong and would like to rectify this situation. We prefer not to consult an attorney, as the cost would exceed the lien amount. What are our options to this situation? We do have the address of the person who placed the lien on the property, but not sure if we should contact her. Please let me know if you need any additional information.

Thanks in advance.
