How will I know the truth?

What is the name of your state? PENNSYLVANIA

I have been doing more and more research on Pennsylvania.

One thing I learned today about the area is some home builders/mortgage companies are inflating appraisal costs for the homes being built in PA. This gives the Pocono's one the highest ranking in foreclosures, Now that we aware of this, my question is
Do you have any idea as to how we go in prepared to not get this treatment and wind up being burned? How do you think we
would find out if the appraisal is being quoted to us higher then the actual property is worth? We can get different appraisals
however, how will we know they are not lying to us as well? When we go to sell in the future this could have a detrimental effect on us if we go in unaware & this is something we are seeking advise for while it's early.

I appreciate your time & any advise you may or may not be able to give on the matter,
