Husband's name on home purchased before marriage

Washington State

I purchased a home in WA before I was married. I would like to add my husband's name to the title. Do we have to refinance to do this? We are now living in Tennessee and I'm concerned about having to refinance as non-owner occupied (we are renting the house to a tenant)

Also, I'm concerned because my credit rating is lower than his--

My husband has invested into this property, especially helping out when I was near foreclosure...
