Joint Tenant

What is the name of your state? CA

My current home title is currently under my name and my father-in-law's (FIL) name.
First and 2nd Mortgage are also both under our names.

I would like to transfer the title to me and my wife (FIL's daughter).

Can my FIL just signed a quit clain to transfer the title to me and my wife?

Do I need to refi the entire 1st and 2nd under me and my wife's name first?

that depends on what your mortgage holder(s) tell you.
