What is the name of your state (only U.S. law)? Arizona
My boyfriend and I have a home together. We are both on the title as Joint Tenants with Right of Suvivorship but both mortgages are in my name. I need to break up with him and I won't be able to afford the mortgages by myself. What legal rights do I have when it comes to asking him to leave the home? What would happen during a short-sale, deed in lieu of foreclosure, or foreclosure?

You have no right to force him out (though you can obviously ask him to leave). He is an owner. You won't be able to do a short-sale or deed in lieu without him signing. The foreclosure will be bad for you and have no effect on him (except that the new owners will rightfully kick him out).
