Judgement lien from HFC


What is the name of your state? Utah

I'm trying to sell my home in Utah through a quick sell option, but my mortgage company Utah Housing Finance Corporation won't do it unless I obtain a Release of Lien from Household Finance Corporation. Currently I make monthly payments on the lien, so I am trying to pay the debt, but when I called the law office that represents HFC, I was told that they normally do not release liens. Household Finance Corporation does not hold the 1st and 2nd mortgage on the property. It would be third in line to receive any money out of a sale. In fact, UFC will not even get the full loan amount for the property because the old is so old and in need of too many repairs. So, my question to you is how do I cover myself? When the house goes into foreclosure, I do not want HFC or UFC to come back on me for the debt, because if I can't sell the property due to HFC refusing this release of lien, I see no reason why I should care if HFC gets their money. I was told that an Anti-Deficiency law might help me, but I don't know. I only have a week to figure out what to do.
