mom will (re)finiance

What is the name of your state?arizona
im ending a joint tenancy contract with someone and my mom has offered to finiance the new loan for me because she has great credit though i will continue making the payments. my question is: do i need to add her to the title as a tenant in common, transfer title to her, or ??? in order for her to acquire a loan without my poor credit contaminating it. and what are the tax issues-good or bad? ( i know this isnt the tax forum-- just need the basics)
