Possible Foreclosure or other


What is the name of your state? CA

I purchased this home in Jul 2006 and could not move in due to existing job concerns and it has been vacant since. I have been maintaining the payments and am current on them along with paid taxes till Jun 08, on the 80/20 loan (no down). Recently, due to my job change, I will be moving out of country for 3-5 years and will not be able to make payments.

I have already tried selling the house via real estate agency and "ForSaleByOwner" website, without luck. I have spoken to both my lenders, one said that they will send a package where I can provide the details of my situation and they will review it in next 30-60 days. Whereas, the second said that I can try a Short Sale. Both mortgages are first time mortgages, i.e. no re-financing. My travel out of country is by end of Feb 08.

Please advise or suggest any options, as I am very distressed due to this job placement and trying to sell the house. Thank you in advance for your help.
